Buying a New Construction home?

This weekend I had the opportunity to once again represent a couple as they purchased a new home from a builder.   This home was what is known as inventory, meaning that it was already built but my clients were still glad I was there.  There was more than one occasion where things were in dispute about their contract and we were able to get it worked out.  However, the other two homebuyers who were there about the same time were not as lucky.

These two other buyers did not have any representation and so it seemed to me that it was the builder's way or the highway.  If the buyer, without a Realtor, did not agree to something, there was no one there to represent their best interest.  The builder sales rep is there to look out for the builder's interests and so it really is to the benefit of the home buyer to have a Realtor represent them, regardless if it is new construction or existing homes.

Now what could possibly go wrong when dealing with a builder?  Well, there are too many things to list in this short blog entry, but for certain even small things could cost you a thousand dollars pretty easily (as it almost did for my clients today).  Going it alone with a builder sales rep can be very uneventful at times, but since you do not pay for the Realtor fee,  why risk it?  Better to have it and not need the representation than to need it and not have it!
